The case for it

An agent's day is mostly driving, and almost none of it is licensed work.

Virginia is unusually clear about this. 18VAC135-20-335(B) sets out precisely what an unlicensed assistant may do for a licensee: place signs, act as a courier, have keys made, schedule appointments, record and deposit escrow funds, prepare marketing material for the licensee's approval, assemble closing documents and order routine repairs as directed.

That paragraph is this entire service line, and we do not step outside it. Subsection (A) reserves showing property, hosting the open house and answering questions on listings, title, financing or contract terms. Your licensee does those. We do the driving.
